Payment: We accept Visa, MasterCard, Discover, American Express, PayPal, money orders, personal checks, cashiers checks, and certified checks.

Reservation & Confirmations: Reservations are taken in person, by phone, fax, mail or online. There is a $50
non-refundable reservation fee charged at the time of booking. A credit card is required for booking, though payments may be made by other means. A confirmation acknowledgement is emailed promptly after your initial booking.

Deposits: For certain types of rentals, you may be quoted a non-refundable deposit amount at the time of booking. If required, the deposit will be charged to your credit card or may be paid by check. To confirm, we must receive your deposit within 10 days or the reservation may be canceled without notice.

Advance reservation/rental rates: Reservations are accepted up to one year in advance.

Refunds: These accommodations are private homes owned by individual investor/owners. Once we reserve a property for you, we remove it from active marketing. It is generally impossible for us fill a property should you change your plans at the last moment. Prior to the date your balance is due (generally 30 days in advance, the cancellation period), we will refund all of your payments, less the $50 non-refundable reservation fee, plus a $100 cancellation fee. If the accommodation you requested becomes unavailable and we are not able to supply you with a comparable property, we will refund 100% of your payments. If you are unsatisfied with your accommodations after the cancellation period, we will do our best to fix any problem or move you to a more suitable location if available, but we cannot refund your payments or waive any amounts still due.

Balance Due 30 Days Prior to Arrival: Your rent, plus applicable fees and taxes is due 30 days prior to your arrival. If payment is not received by this date, we will charge your credit card for the balance due. All rentals are subject to State sales tax and local city and county taxes. If the tax rates increase between the time of booking and your arrival, the difference will be charged to your credit card. If you make a reservation within 30 days of arrival date you will be asked to confirm with a credit card. The full amount will be charged immediately and will be subject to the cancellation policy as stated herein.

Rentals Longer Than One Month: When we accept your booking, we remove the property from active marketing for the period you have requested. Therefore, for rentals longer than one month, we may require a non-refundable pre-payment of a portion of the rent (generally 50% of the rental or less) with your booking confirmation. This pre-payment will be based on the property, the total rent, the length of stay and the time of year. You will be advised at the time of booking if such pre-payment is required. All other policies will remain the same.

Damage Waiver: All rental properties are inspected before and after each occupancy. Rental guests have full financial responsibility for damages due to misuse, negligence or missing items. A non-refundable damage wavier of $50 per stay will be charged to cover accidental damage up to $300 per stay. Under the terms of this waiver, the Company will hold you harmless for accidental damages up to $300 per stay. Damage from misuse, negligence or missing items will be charged to your credit card. Complete terms of the damage waiver are available for review upon request.

Keys: Keys are to be picked up at our office and returned there upon departure. There will be a $25 charge for lost keys. If you forget your keys and are locked out of your rental, a coded lockbox is mounted on each property. Check your Welcome package for the lockbox code.

Maximum Occupancy: The maximum number of guests is based on the individual property’s ability to comfortably and safely accommodate our guests. No exceptions will be made. Sleeping limits shown as (for instance) "accommodates 8" indicates the maximum occupancy. If more than the maximum number of guests are found to be occupying a property, we reserve the right to evict all tenants and you will forfeit your rent. If we discover a violation after your departure we will charge an additional $100 per guest/per night for excess wear and tear.

Cancellation Policy: If you should have to cancel your reservation or reschedule, please call our office immediately. Unlike urban hotels, we do not have walk-in traffic and it may be impossible for us to re-rent a home we have held for your use. No deposits or advance payments will be refunded on cancellations made less than 30 days.

Emergency evacuations: If a "Mandatory Evacuation" order is issued, we will issue you a credit for a future stay with us equal to the number of nights missed. If you choose to leave in a "Voluntary Evacuation" no refunds will be given but we will try to re-schedule your visit. No refunds are given for early departures due to inclement weather.

Housekeeping: Your home will be thoroughly cleaned before each arrival. If you are not satisfied, please call our office immediately. If you are a late arrival, please notify us by 11:00 a.m. the following morning. If you have not called by this time, we will assume that you found everything in acceptable condition. During your stay maid service is available for $50 per hour, minimum 2 consecutive hours with 48 hours advance notice. There is a post-occupancy cleaning fee which covers normal use of the property and cleaning of linens. This fee varies by property. If we are notified of a housekeeping issue, we can and will correct it as soon as possible. In rare cases a property may require extra cleaning after your departure. If so you will be charged for the additional cleaning fees. Because these are individually owned private homes, we cannot refund any portion of your fees.

Age Requirements: We do not rent to anyone under the age of 18 (legal photo ID required upon request) except when accompanied by a responsible adult. Any reservation made under false pretenses will be subject to forfeiture of advance payment, deposit and/or rental money. Violators will be evicted.

No House Parties, Large Groups, Campers, Trailers, or Motor Homes: If home is booked for these purposes without our knowledge, occupancy will not be allowed and deposit forfeited. If discovered after occupancy, guests will be asked to vacate premises immediately with no refund. Campers, trailers and motor homes may be parked at most of the properties but only with advance notice.

Pets: We do not allow pets except with prior written approval. Tenants with unauthorized pets may be asked to vacate immediately with no refund and will be charged an additional cleaning fee.

Smoking: Smoking is strictly prohibited inside our rentals. You will incur additional charges for carpet cleaning and deodorizing if evidence of smoking is found.

Firearms and other Weapons: Firearms and other weapons are prohibited inside the properties at all times. During hunting season only, legal firearms may be stored in your vehicle, provided that you have informed us of your intent to do so prior to arrival. No hunting is allowed on any property. No cleaning, processing or storage of game is allowed. Hunting weapons stored in vehicles must be unloaded or dismantled. Violation will result in immediate eviction without refund.

Certain owners may prohibit firearms entirely, which will be noted on your reservation form.

Fires: Due to the ever-present danger of wildfires, outdoor fires are prohibited. Fireplaces should be used wisely and with caution. Please call us if you have any question about the proper operation of a fireplace. Wood is generally not provided, but is available for sale locally. Cutting of any wood on the property is strictly prohibited and will result in significant damage charges to your account.

Telephones: If a telephones is provided, all long distance, extended service, and internet dial-up calls must be charged to a calling card, collect, or third party. There is no charge for local phone calls.

Right to Change Rental Assignments: (Substitution): We reserve the right to substitute comparable accommodations without prior notice or liability in the event of a sale of the rental property, or if the property becomes unavailable due to maintenance or other problems beyond our control. We will make every effort to contact you should this happen. When comparable accommodations are not available, guests will have the option of selecting from available properties at the published rate or receiving a complete refund.

Swimming: Please call us for suggestions and current conditions.

Linens: An initial linen supply (one set of towels per person and one set of sheets per bed) will be provided. The beds will be made. Additional linens can be rented at the time of check-in or during your stay.

Supplies & Appliances: Unless noted, at all properties, we will supply

* An initial supply of bed and bath linens.
* Kitchenware, utensils, dishes and cookware.
* Heat
* At least one TV (inquire as to cable or satellite availability).
* Full kitchen including microwave, oven and dishwasher.
* Washer and dryer

Some homes have grills. Charcoal grills are prohibited on decks, porches and balconies. Please see individual descriptions for amenities of each property. We cannot provide replacements or give refunds for the failure of these items or other small appliances.

Check-Out Time: Check-out time is 10:00 AM (EST). All guests will be charged $100.00 per hour for late check out unless prior approval has been made. Please leave on time so that the home may be prepared for our next guests.

Things to Do Before Check-out: We ask our guest to please leave their home in the general condition as it was found, to avoid additional charges:
* All dishes clean and put away.
* All food removed from refrigerator.
* All furnishing placed in original position.
* All trash in bags and placed in outside trash container.
* Close windows and lock the doors.
* Check under beds, in drawers and closets for your personal items. We are not responsible for items left behind.
* Keys must be returned to rental office at check-out.
